Personalized Land Finding Resource: £35 per month
We're the people to employ to source land! Sign up for a service,
not a database. Send us your brief. We will supply monthly reports
of land sourced and notify you when a potential site is found.
- Finding land is very time-consuming and expensive.
On average it can take the average self-builder one to four years
to find the right plot, which translates as most weekends you have
free. Let us do the leg work.
- We have access to resources gathered over a number
of years to identify sites with planning consent. We will also identify
sites with potential (eg large garden plots) and approach owners to
see if they wish to sell their land.
Sign-up for a minimum of 4 months. First month
free, then 3 months at £35 per month (£105). If you wish
to carry on past this, the fee remains £35 per month.
A finder's fee/success fee is payable
on acquisition of any site found by us which you buy. This must be
paid via your solicitor, see the ready reckoner below.

Important Notes:
- We will draft a follow-up search report, each month you employ us.
For example, a minimum of four months will produce a Brief and three
follow-up reports.
- All plot details will be supplied in good faith and should be verified
by a solicitor before contracts are exchanged.
- We advise that you obtain a site survey report and ground investigation
report before contracts are exchanged.
- We advise that you obtain detailed planning permission before contracts
are exchanged. Alternatively, we advise that you obtain an option
to purchase your plot subject to obtaining detailed planning permission.

To retain us past the full 4 months, merely continue paying a monthly
fee. All fees are payable by standing order.
Important Notes:
- Our up-front fee is non-refundable
- Our success fee will be paid via your solicitor on the day the sale
is completed
- For the purposes of calculating our success fee:
a)
Where there is more
than one plot on a site the plot value relates to the total value of
the site, not the value of each individual plot
b)
The plot value is taken
as the final purchase price, not the original asking price.

from your bank. We can post you this form to return to us.
